Board of Adjustment approves four residential variance applications

Board of Adjustment · Meeting of February 9, 2026

NJ WESTFIELD — Board of Adjustment approves four residential variances in single Westfield hearing. Chairman Matthew Sontz led the five-member board in unanimously granting variance relief to four residential applicants: Michael and Michelle O'Neill for an outdoor kitchen at 29 Stoneleigh Park, Henry Vieluf and Johnna Manso for a front porch and second-story addition at 849 Bradford Avenue, Randolph Lewis for garage reconstruction at 466 Channing Avenue, and Jeffrey and Stacey Swanson for an in-ground pool at 240 Seneca Place. All four applications passed 5-0, with board members noting compliance with local ordinances and, in the Vieluf-Manso project, Historic Preservation Commission feedback.

The board also granted Stanley Kopec a one-year extension of a prior variance through March 14, 2027, and continued two applications to future hearings.
